maksudnya,kalau buat loan dgn gomen adalah rate 4%...
kalau dgn bank blr-x.xx%...

katakanlah maybank bagi blr-2.6%(blr sekarang 6.6%),jadi rate maybank bagi adalah 6.6%-2.6%=4%...walaupun rate antara maybank dgn gomen rate adalah sama at 4%, sebenarnya rate gomen lagi murah sebab 4% berdasarkan baki berkurangan..tapi kene tanya jugak la bank punya loan tu mcmana,flat ke,flexi ke overdraft ke...

rata rata kalau org dapat offer bank contoh blr-2.7%=3.9%, akan cakap loan bank lagi murah dari loan gomen,jadi kalau blr naik maka loan akan naik,walhal loan gomen tu maintain je...-x.xx% pula belom tentunya adalah selama mana tenure anda,let say tetiba skip 1 bulan..bank akan default and charge ke atas anda..jadi -x.xx% boleh berubah

Tahun 2012 ni nk buat loan dah jadi sgt susah..kata 'org bank' dekat2 nk pilihanraya ni digalakkan rakyak menyimpan di bank bukan buat loan.

Walaupon komitmen aku xsampai pon 50% total kalau termasuk loan baru..lulus cma 85% je...mungkin jugak agent yg aku apply ni strict xtau la..xkisah la..byran bulanan xla byk sangat...( dalam ati menyumpah gak sbb kna keluarkan ASB )

Sape org bank sini..?betol ke kenyataan ni?aritu mmg BNM dah umumkan nk perketatkan loan tp xtau la secepat ni dah start implement.

Sebenarnya mmg da start bulan december lepas di mana loan akan berdasarkan net income dan loan akan lebih ketat...tetapi kalau credit anda dengan bank cantik dan xpernah ada mslh seperti ccris dan cctos,memang senang buat loan...

Kesian dgn Kaum Gen Y, baru abis graduate da tanggung utang ptpn
Gaji rm3,000 mana cukup nak beli umah bertanah rata2 di klang valley almost rm400k, bln2 instalment rm2k
Increment gaji if 10% baru rm300 per annum
Inflation saja almost 6%

    wah increment 10%... skang x de maknanya increment nak cecah byk camtuh.... setakat <5% ada la nokkkk.... gaji makin lama makin sikit naik.... tapi rege barang mak aiiiiihhhh... mencanak2....

bank muamalat : BFR - 2.2%

CIMB : BLR - 2.2%

tapi BLR 6.6, BFR 6.65..... thats why wj amik CIMB

flat rate.
ade 3.99%, 4.99%..
ade yg blh spai 300k.
pastu, terus bli umah cash.
byr monthly pd mbsb je.

tp rate b.rkyat lbh tggi..
sy pun x smpt nk tnye byk dgn mbsb, sbb tergesa2 ambil borg.
sy smpt tnye rate loan rumah dgn mbsb.
jwpn dberi, 5.6%.
bg sy tggi..
itu jelh.

Why Flat Rate of Interest is considered as Misleading?
In other words, whats wrong with quoting flat rate of interest?
Flat rate is misleading because its not the actual rate of interest you pay.
It will reflect the true picture only if you repay the entire loan at the end of the period rather than making monthly repayments.

For example a flat rate of interest of 10% for a 3-yr loan period is equivalent to 17.92% reducing balance rate.

basically untuk flat rate...
perkiraan jumlah yg perlu dibayar semula menganggap
pinjaman diguna/simpan/pakai sepenuhnya sehingga akhir tempuh
tanpa sebarang bayaran balik sehingga tarikh tersebut...
contoh 10% for 3 years, pinjaman $1000
tahun pertama  charge $1000 x 10%= $100
tahun dua pun still $1000 x 10% = $100
tahun tiga pun masih $1000 x 10% = $100
jumlah rm $300 so total kena bayar $1300...

bulan2 bayar $1300/36 = $36.11 i.e 35 bulan bayar $37 last month bayar $5

so walaupun pada akhir tahun kedua tu outstanding balance kena bayar tu tak sampai $500
interest calculation tu still based on $1000 jugak........

sepatutnya... based on flat rate calculation..
u hanya perlu bayar $1300 tu pada penghujung bulan ke 36 jer
tu baru betul..........
